Over time, we tend to accumulate more items than we use on a regular basis, and if we are not careful, our space is soon overflowing with a lot of clutter. The first step is to ask: When was the last time I used this item? If it is really only gathering dust, most likely it can be removed.
Another critical point in selling a condo is to address any obvious repairs that are needed. It may very well be that a repair has been postponed over the years because it was not considered urgent. But our experience is that sellers are generally well-advised to fix those repairs before going on the market as the likely negative impact on the selling price will be more costly than the repair itself.
For instance, we often see properties with a room that absolutely needs repainting. Let's say the cost is a few hundred dollars. We have seen many buyers refuse to purchase this type of property because they themselves are not able or not interested to paint, or mistakenly assume that the cost will be in the thousands of dollars to correct the problem. The result is the same for the seller: a longer time on the market and likely a lower price than was expected.
